Guest License Agreement
Island Getaway’s office is located at 28 New Orleans Rd. (New Orleans Rd. runs parallel to Highway 278/William Hilton Pkwy) and can be accessed from Highway 278 at the Village of Wexford traffic light or the Arrow Road traffic light. Maps are available online and provided in your information.

Earlier check-in is not available during the spring and summer months and is based on availability the remainder of the year. Please review our express check in agreement if you prefer your keys and check in package to be mailed.
CHECK-OUT is at 10:00 am:
This must be adhered to for housekeeping and arriving guests/owners. If you are departing before 10:00 am, please call our office in advance so housekeeping schedules can be updated. Guests not departing by 10 am may be subject to charges.
BALANCE OF PAYMENT:
Balance is due 30 days prior to your arrival date. Personal checks are not accepted at check-in.
The address of your home or villa is coded on your keys.
Upon check-out we require keys to be returned to our office (or to the lock box on our front porch) in the “report card” envelope provided. Your assistance in completing the report card is greatly appreciated. During your stay, it is advised to keep an extra key in your wallet to avoid lockout. If you are locked out you may be responsible for incurred locksmith costs. Failure to return your keys can result in a lock change charge.
RENTAL EMERGENCIES (including weekends and evenings): Please call our office at 843-842-4664. After hours, you will be instructed further. Our office is not equipped with a switchboard service and cannot connect you to guests.
Your local phone number is located on your reservation letter. Dial 911 for fire, police or ambulance.
MAID SERVICE & LINENS: Weekly arrival/departure cleanings are complementary. Maid service is not provided for monthly rentals but can be prearranged. A “starter” supply of toilet paper, soap, and dishwasher detergent is supplied. If your rental property is not cleaned to your satisfaction, the maid service will be allowed to clean to your specifications and refunds will not be provided for unaccepted cleaning. Standard supplies of towels/bed linens and a washer and dryer are provided. Beach towels are not provided. When requested, additional housekeeping services and linens can be provided for an additional charge.
MAINTENANCE: For questions or concerns about maintenance, please call our office at 843-842-4664 so we may contact repair personnel. Problems are responded to timely and professionally but denying repair service could result in liability to guest for additional damage. Rental rates will not be adjusted due to malfunction as equipment is not guaranteed at all times.
AIR CONDITIONING: Upon check in, please allow 4-5 hours for your home or villa to cool. If the thermostat is set below 70 degrees or too low it can freeze the unit. Fan should be on “automatic.” A/C units will only cool 20 degrees less than the outside temperature.
REFRIGERATORS: Due to cleaning or the addition of warm groceries, your refrigerator may not cool as expected upon arrival. To allow refrigerator to work effectively, please do not overload with warm food and drinks. Temperature dials should be set on middle settings for both freezer and refrigerator. This will open the damper and allow air to circulate through refrigerator and freezer.
TRASH: Please use plastic bags and rubbish containers provided. Garbage areas are outside of homes and waste personnel will retrieve. Please do not place garbage bags by the street. Oceanfront villas provide trash chutes near the elevators on each floor. Other villas maintain service areas beside or behind the building.
SWIMMING POOLS & SPAS: If your rental home has a private swimming pool, it is cleaned weekly (typically on arrival date) and surface skimmers are standard for your convenience. Many private pools/spas can be heated for an additional charge but must be arranged prior to arrival for proper heating. Jacuzzi jets will not operate unless the spa is being heated. Proper maintenance does not allow pools to be heated in the summer. We will make every effort to correct unforeseen mechanical problems involving pool related items but adjustments will not be made to your rental rate due to water temperature, malfunction or weather conditions. Pool maintenance in villa complexes is maintained by villa regimes.
PARKING: Parking allowed in driveways and designated parking areas only – parking ordinances are enforced on many streets and neighborhoods. Private home garages are unavailable unless otherwise specified.
NOT PERMITTED (Many of the prohibited items reflect neighborhood covenants or town laws):
- Guests under age 25 unless accompanied by an adult.
- No college groups or groups of graduating students.
- Unruly or disruptive behavior.
- Smoking is not permitted in rental homes or villas.
- Pets are not permitted on rental property premises. – Weddings or large parties are not permitted (Noise is limited 10pm-7am, local ordinance #95-05).
- Motorcycles, motor homes, campers and boat trailers are not permitted.
- Occupancy is limited to 2 per bedroom + 2 per sofa bed (when provided). Infants (under 2) are not counted.
VALUABLES: Please lock doors and do not leave valuables on the premises. Management and the property owner(s) are not responsible for loss of money or valuables. Please do not remove items or furniture from your rental property or move heavy furniture in the home as you may be responsible for replacement charges or moving furniture costs. Homes and villas are inventoried. If you observe missing or broken items, please call our office. Island Getaway reserves the right to enter the rental property for the purpose of maintenance, repairs or replacement, damage inspection, and pest control.
CANCELLATION FEE: 25% of the base rate (before taxes) will be forfeited when cancellation occurs more than 120 days prior to your arrival date. Cancellations made less than 120 days will result in loss of your deposit. Cancellation within 30 days of arrival results in loss of total payment and charges. Cancellation of long-term reservations (28 days or longer) after receipt of deposit results in loss of total payments and charges, unless the property is able to be rented at the prevailing rate.
RESERVATION CANCELLATION COVERAGE (RCC): Reservation rates include an optional 5% non-refundable cancellation coverage to protect your reservation should you need to cancel your reservation due to covered unforeseen circumstances. RCC is only available for reservations made through Island Getaway, and is not available to monthly rentals. RCC must be declined upon making your reservation and opting out of the coverage will make your reservation ineligible for coverage at a later date. RCC is not available to monthly rentals. If coverage is not declined when making your reservation, it is binding and 5% of the base price is included in your deposit. Coverage is effective when payment is received and terminated upon check-in date. Disbursements are made when eligibility requirements are satisfied by the company. Coverage reimburses guests of all payments less RCC cost and processing fees, if cancellation is a result of the following:
1. The guest is unable to occupy rental property due to an immediate family member’s (traveling with the guest) illness, injury or death occurring prior to departure date. The illness or injury must:
a) commence while coverage is in effect and not be a pre-existing condition.
b) require the examination and treatment of a physician including written diagnosis from the treating physician that would be so disabling as to prevent the guest from traveling.
c) physician documentation must be submitted within 48 hours of cancellation.
d) written documentation of emergency surgery as ordered by a physician that takes place during the time of the paid reservation or up to three weeks prior to the departure date that will prohibit guest from traveling.
2. Mandatory hurricane evacuation by the state and local government.
3. Unexpected military obligation.
LOCATION OF PROPERTY: Your designated rental property may be subject to change due to unforeseen events. Every available effort will be made to notify you and provide you with comparable accommodations. Guests agree to hold property owners and Island Getaway LTD., harmless from any and all personal injuries that may result to the guest(s), family or invitees of the guest(s) when using the property, the pool/hot tub, or any other amenities related to the rental property. The guest understands that they are a licensee of the property owner and not a tenant and that he/she is not acquiring an interest in the premises. Policies must be adhered to and Island Getaway reserves the option to cancel your reservation which will forfeit occupancy and your rental charges. As the guest, you agree to compensate and repair damages due to negligence or carelessness including excessive required cleaning. A guest credit card number is held as security for damages. The mandatory damage waiver on your reservation provides coverage for accidental, reported damages. The waiver does not cover abuse or malicious damage. By checking the agree box the guest acknowledges that he/she has read, understands and will abide by all the rules and regulations of the Licensing Agreement. South Carolina Law requires that your deposit must be held in a trust account. By checking the agree box you allow Island Getaway, LTD. to place your funds in an interest bearing trust account and to receive interest on those deposits.
